Phoenix House – 18 George’s Lane



Refurbishment of derelict single dwelling: A 16-month project of a building that had been completely abandoned for decades. Extensive demolition which took 8 weeks to carry-out. This was a ground plus 2 floor construction with terrace at the top that housed a small laundry room. It was decided to build an extra room with on-suite bathroom and reduce the terrace size.

For the structure galvanized girders were used and Metsec system throughout. Where building blocks were required Termocilla blocks were chosen always as recommended by the structural engineers. A new Sewer infrastructure had to be constructed. The layout distribution was to cater for 6 Apartments inclusive of kitchen bathrooms, and bedrooms. 2 of which have Juliet Balconies constructed overlooking the entrance patio. All partition had to be constructed some out of brickwork but most out of plasterboard with the appropriate insulation. A new communal staircase was built on site by our carpenter from ground to 2nd floor.

All windows installation were contracted to our sister company 1st Choice. A large concrete slab was built in the internal entrance pathway/patio for it to receive cobber street blocks. The internal patio façade was completed with mesh and exterior white paint to a high standard. The front thermal insulated façade with window mouldings and the client’s chosen façade colour gives the final product a great effect.

The works subcontracted were waterproofing, electricity, plumbing and the rest of the works inclusive of windows from 1st Choice were MBC’s.
